Beautiful photography is the first experience buyers will have with your home. The right photos will increase the odds buyers will feel they “must” see your property. We have excellent photographers providing the perfect interior, exterior, and aerial photos to set your property apart.
Floor plans
We provide floor plans for all the listings we oversee. This is the information buyers use to begin understanding what it will be like to live in the property and helps them get their minds set on making a purchase offer.
Video
We all love watching video and your buyer is no different. Our professional and exciting videos give buyers a “feel” for your property and gives them a sense of how the layout lives.
Disclosures
The disclosures are the one place where buyers will receive all the required information concerning your home. We will walk you through all the mandatory seller disclosures and compile everything required to complete the sale ensuring a clean transaction.
Digital
The marketing assets we create for your property will be shown on our website, the Vanguard website, along with a personally manicured property website made specifically for your home. Your property will be shown prominently on our Facebook Page, LinkedIn, listed in the Multiple Listing Service, and aggregated to Zillow, Redfin, Trulia, and all the sites people search for homes.
We will send out full-color postcards and statements, and include a sign on the property so we don’t miss out on people walking by and already love the neighborhood.
Our listings are sent out using a proprietary list of active local agents we have compiled over decades in the business. We are also members of Top Agent Network (TAN), a community of high producing agents. We will market your property to these agents as well ensuring no stone goes unturned.
Home Tours
Your property will be actively shown using an open house schedule we will coordinate with you and private buyer tours for buyers truly looking for their next home.
Home preparation
We will work with you to make a list of potential improvements that will make your property shine, and then create a strategy that works for you.
Staging
When homes are vacant we will suggest staging. Staging is the step that will really make our photography shine. Through years of experience, we know how to make your home memorable.
